PARKING RULES ELK MEADOWS: 
 
1. All persons must abide by any posted signs or other directions otherwise restricting parking.  
 
2. Approved Vehicles:  The types of vehicles approved for parking in the Complex include cars, motorcycles, and trucks no larger than 3/4-ton capacity. Commercial vehicles (defined as those with commercial license plates), commercial-type vehicles, recreational vehicles, and trailers are only permitted where they can be parked within the garage. With the exception of vehicles located within the Unit garage, all vehicles parked within the Complex must have current license plates and registration and must be operational. 
 
3. Approved Parking Areas: Vehicles owned/operated by residents, guests, or visitors shall be parked in the five (5) parking spaces allocated to each Unit. These locations are the three (3) spaces within the Unit's garage (at all times) and the two (2) spaces located directly under the front deck of each Unit (at certain times as designated herein). The length of the two spaces under the deck is 18 feet extending outward from the Unit garage door.  
 
4. Restricted Parking Areas: Restricted Parking Areas are those locations where parking is not permitted or where parking is only permitted on a limited basis. These areas include the following: 
 
a. Grass Areas:  Vehicles shall not be parked on any grass area. Grass areas are defined as those open common grass spaces between Unit structures and the two circular common areas in the center of the Complex. Any vehicle parked in these grass areas is subject to an immediate $200.00 fine and/or towing, without warning or notification, at owner/operator expense. In the event that a resident, visitor, or guest parks on a grass area, the applicable Unit owner shall be liable for any resulting damage to the sprinkling system, including, but not limited to, underground pipes and sprinkler heads.  
 
b. Vehicles shall not be parked on the paved areas adjacent to or in front of the grass areas between Unit structures.  
 
c. Parking is not permitted in front of fire hydrants, or in front of the two entrances to the pool/spa area, or in front of the entrance to the Community Center.  
 
d. Vehicles shall not be parked on paved areas in front of a Unit’s front door. 
 
e. Spaces Adjacent to Center Common Areas:   
 
i. Parking is not permitted at any time on the comers of the paved surfaces adjacent to the two center common areas, regardless of whether such areas are marked by yellow stripes.   
 
ii. Except as set forth herein, vehicles may be temporarily parked on the paved surfaces adjacent to the center common areas. 
 
iii. For the time period between November 15 and April 15, vehicles may not be parked in the paved surfaces adjacent to the center common areas between the hours of 7:00a.m. and 9:00a.m.  
 
iv. For the time period between April 16 and November 14 there are no restrictions for parking in the paved surfaces adjacent to center common areas.

v. Violators of this common area parking restriction shall be subject to towing of their vehicle at the violator’s expense
